A new neighbourhood is being established in Roslags Näsby with what is perhaps Täby’s best public transportation hub. The new Roslags Näsby will be a part of the regional city center where modern and innovative architecture is being integrated into the existing urban character.
The location right next to the Roslagsbanan light rail station is perfect. A new bridge over the railway tracks now links the area to existing buildings in Roslags Näsby. The excellent communications mean you can get to the Royal Institute of Technology on the Roslagsbanan light rail line in just twelve minutes. From there, the subway to Central Station takes six minutes. For shopping and entertainment, Täby Centrum is just one kilometer away with 260 shops, 20 restaurants, cinema, a gym and swimming pool and many other services.

In Platform West, we make it easier for you by offering plenty of room for bicycle parking, in fact, a total of 119 parking spaces. You also have access to a car pool if you want to use a car sometimes. Of course there are also garage spaces and charging stations for electric cars.
When we launch a new project, we publish information on our website, in newsletters and in our social media channels and we open registration for people to sign up to indicate interest. We update this information regularly until the sales start.
The city plan is drawn up by the municipality. It takes the public interest into account and regulates how land should be used. It also outlines the building right a property has.
At the sales launch, the floor plans and prices of the apartments are published, first at our event and then on our website. At the same time, we open our digital booking site where you can choose the apartment you want. You can select up to eight apartments based on your preferences and spot in line (based on when you signed up). You can also see when prospective buyers who are first in line for a particular apartment registered. This makes it easier to assess your chances of getting the apartment.
If you decide to buy an apartment, you sign a booking agreement and pay a SEK 25,000 reservation fee to reserve the apartment for you. You can always change your mind and get your money back, however, SSM will retain an administrative fee of SEK 6,000. You sign the booking agreement digitally using a valid BankID. You also need to provide a bank approval for a loan.
A pre-purchase agreement is a binding agreement between you and the cooperative association that gives SSM the authorization to construct the building. The agreement is conditional upon the approval of the city plan and building permit. You’ll meet an agent to sign the pre-purchase agreement and you will also need a bank approval for a loan. When you sign the pre-purchase agreement, the SEK 25,000 you paid at the time of booking is transferred to the cooperative association as part of the total purchase price.
Once the cooperative association’s financial plan has been registered at the Swedish Companies Registration Office and the city plan and building permit have been approved, you’ll meet an agent to sign a grant agreement between you and the cooperative association. You’ll also pay SEK 100,000 as a down payment that will be deducted from the purchase price. The time for signing the grant agreement is specified in the pre-purchase agreement. Normally, it is six months before you move in.
SSM’s basic standard is modern, simple and high quality, and it is chosen by a professional interior decorator. You can also select other interior design options at an additional cost. This normally takes place about a year before you move in. If you choose options for less than SEK 10,000, you’ll be billed the full amount. For options totaling more than SEK 10,000, you’ll be billed 30 percent when you order and pay the remainder a few weeks before you take possession of your apartment.
With the help of an independent surveyor, the cooperative association carries out an inspection of your apartment to verify that the project developer (SSM) has built and delivered the product as agreed in the contract with the housing cooperative and that this has been executed according to the applicable standards and rules.
A few weeks before you take possession of your apartment, you’ll need to make the final payment, that is, the purchase price less the reservation fee and down payment and the cost of any interior design options you’ve already paid for.
On the closing date, the agent will ensure that your final payment has been made and you’ll get the keys to your new home. You’ll get a review of your new home and the shared spaces in the building.
